When applying for a zivnostesnky list you will need an address in the Czech Republic at which to register you zivnost.
You can operate a business from your flat, even if you are renting from someone.
If you do rent from someone, you will need their permission to use the flat as a place of business.
As long as your business does not annoy your neighbors this should not be a great problem.
If you are planning on moving flats, it is best to check with your future landlord before you sign a lease contract. And if possible get something in writing to the effect that you can use the premises for your business.

If you are a teacher and you work for a school it should be no problem. But if you were to have students coming in and out of your flat all day long you could run into problems.
In the case where you are renting and your landlord will not allow you to use their address, it is possible to use a virtual office for your address.
Virtual offices are quite common. They are companies that have offices and "hold" your company address for you.
